NEW BUILD REPORTING
We provide a comprehensive range of reports and calculations to support compliance with Building Regulations and sustainable design standards, including:
-
BRUKL Reports (SBEM Calculations)
-
Overheating Assessments (TM52 & BB101)
-
Operational Energy Modelling (TM54)
Part L Compliance – BRUKL Reports
All new commercial buildings must comply with the latest Part L of the Building Regulations, which sets requirements for energy efficiency.
-
A Design Stage BRUKL Report must be submitted to Building Control prior to the commencement of construction. This report -demonstrates that the proposed design meets Part L requirements
-
Upon completion of the building, an As-Built BRUKL Report is required to confirm that the building has been constructed in accordance with the approved design and remains compliant with Part L
-
Once the As-Built BRUKL has been approved, an As-Built EPC (Energy Performance Certificate) can be issued
Overheating Assessments (TM52 & BB101)
To ensure occupant thermal comfort, Building Control may request an Overheating Assessment at the design stage, particularly for certain building types. These assessments are conducted in accordance with:
-
TM52 – Applicable to offices, care homes, healthcare facilities, and other similar buildings
-
BB101 – Specific to school buildings and educational environments
Operational Energy Modelling – TM54
With growing emphasis on energy efficiency and increasing energy costs, understanding the actual energy use of a building has become essential.
A TM54 Operational Energy Report is typically completed at the design stage and provides a detailed analysis of:
-
Proposed construction and materials
-
Building services and fit-out details
-
Anticipated usage patterns
This report delivers valuable insight into the expected annual energy consumption and associated running costs of the building.
BREEAM Certification Support
All of the above reports — BRUKL, Overheating (TM52/BB101), and TM54 are commonly required as part of the BREEAM assessment process, supporting sustainability and performance benchmarks for new commercial developments.
