How long is an EPC valid for?
Currently an EPC is valid for 10 years, although this is currently under review
Does my commercial building need to achieve a C rating in 2027 for me to continue to lease it?
No, all commercial buildings currently need to achieve an E rating for leasing purposes. We are awaiting the MEES & EPC regulations to be updated which will then inform us what the next EPC rating is required and the date it needs to be achieved.
How long does it take to complete an EPC inspection?
This depends on the size of the building and whether floor plans are provided. The more information provided before the inspection will also speed up the inspection process. We try to aim for all EPCs to be completed within 7 working days. For urgent EPCs we can turn these around within 24 hours.
What does a building energy audit provide me?
A building energy audit will provide you with knowledge of how much energy the building is using, the cost and how the building is performing against similar buildings. The next part of the audit will provide in depth look at the building fabric, HVAC and lighting equipment, building controls and how the building is being used. From this a list of recommendations can be provided along with budget costs and potential payback periods.
When should I be requesting my SAP and Part O reports?
These reports should be undertaken once the initial design of the building is known. Without knowing if the designed building complies with Part L and Part O regulations the works should not be started. The reports should be up dated as and when the design changes to ensure the building is compliant at the ‘As Built’ stage.
Why did my house EPC rating not change when I replaced my gas combi boiler with an Air Source Heat Pump (ASHP)?
For residential EPC’s the EPC is based on the cost to heat, provide Hot Water and light the building, for commercial buildings an EPC is measured on CO2 emissions. As gas is still some 4 times cheaper than electricity, by removing a gas source and installing electricity the cost to run the building could increase. When considering installing an ASHP it is important to also consider the buildings fabric and whether the building is currently ’right’ for an ASHP.
